Bedford Row, Holborn
Grade II Listed terrace of three former Georgian townhouses and mews
Bloomsbury Conservation Area
GIA: 36,705 sqft
Cost: £10m
Located within the Bloomsbury Conservation Area, 3–5 Bedford Row comprises a group of historic Georgian townhouses dating from the early 18th century, subsequently adapted and substantially rebuilt during the 20th century.
The Heritage Practice provided specialist heritage consultancy advice in support of the consented refurbishment and redevelopment of the buildings to create high-quality contemporary office accommodation.
The proposals included the sensitive restoration and enhancement of the historic Bedford Row frontage, new mansard roof extensions, the remodelling of the rear buildings facing Jockey's Fields and the introduction of contemporary extensions and improved internal accommodation.
Our assessment drew upon detailed archival research to establish the buildings' complex history, identify surviving historic fabric and assess the significance of their architectural and townscape character. This informed an approach that balanced the conservation of the historic buildings with their successful adaptation for modern commercial use.
The proposals secured planning permission and listed building consent, demonstrating how carefully considered contemporary interventions can enhance historic buildings while supporting their long-term sustainable use.
Awards recognition: Shortlisted for the Architects' Journal Retrofit & Reuse Awards 2026 in the Adaptive Reuse into Office (£10 million and over) category.
