Georgian Grade II Listed Upper Maisonette

Maida Vale Conservation Area

GIA: 102 sqm, 2 Bedrooms, 2 Bathroom, 1 WC

Located within the Grade II listed terraces of Clarendon Gardens, in the Maida Vale Conservation Area, this project involved the sensitive refurbishment and completion of a residential apartment following a period of unauthorised building works.

When The Heritage Practice was appointed, the apartment had been stripped back to a shell and construction had ceased following enforcement action by Westminster City Council.

We were instructed to resolve the outstanding heritage and listed building consent issues and establish an acceptable approach to completing the refurbishment.

Our work involved assessing the significance of the surviving historic fabric, reviewing the alterations already undertaken and developing a heritage-led strategy to reconcile the proposed internal layout and contemporary interventions with the special architectural and historic interest of the listed building.

Through careful negotiation and engagement with the Council, the outstanding heritage issues were resolved, allowing the refurbishment to proceed.

The apartment has since been successfully completed to an exceptionally high standard, demonstrating how a pragmatic and constructive approach to complex listed building matters can deliver a successful outcome for both the client and the historic building.
